Shed Dormer The most popular type on Long Island Capes and Colonials. A shed dormer extends across most or all of the roofline, converting an attic into a full-height floor with multiple rooms. You can typically fit two bedrooms and a full bathroom in the space a shed dormer creates.
Gable Dormer Smaller than a shed dormer, a gable dormer adds a single room or window alcove to a sloped roof. Common on ranch homes and as accent additions to Colonials when the goal is more light, not a full room.
Hip Dormer A three-sided dormer with a hipped roof, well-suited to homes where the architectural style requires a specific look. Less common but we build these when the design calls for it.

Yes. Any structural change to your roofline requires a building permit in Nassau County. We handle the complete permit application, engineering documentation, and all required inspections. You don’t have to deal with the building department — we do.
A gable dormer typically starts around $40,000 to $60,000 in Nassau County. A full shed dormer — converting a Cape’s full attic into a second floor with two rooms and a bathroom — generally runs $80,000 to $150,000+, depending on finish level and the size of the structure.
